Construction Manager Job Purpose: Completes construction projects by planning, organizing, and controlling projects; completing quality inspections; supervising Subcontractors and staff.
Construction Manager Job Duties:
- Accomplishes construction human resource objectives by selecting, orienting, training, assigning, scheduling, motivating, coaching, counseling, disciplining employees and vendors; communicating job expectations; planning, monitoring, appraising job contributions; recommending compensation actions; adhering to policies and procedures.
- Manages Subcontractors by locating, evaluating, and selecting Subcontractors; monitoring and controlling performance. Meets operational standards by contributing construction information to strategic plans and reviews; implementing production, productivity, quality, and customer- service standards; resolving problems; identifying construction management system improvements.
- Meets construction budget by monitoring project expenditures; identifying variances; implementing corrective actions; providing non-project annual operating and capital budget information and alerts the project manager or officer in charge of any budget or issues that need be a change order to the owner.
- Accomplishes construction project results by defining project purpose and scope; calculating resources required; maintaining proper daily safety and construction logs; establishing standards and protocols; allocating resources; scheduling and coordinating staff and Subcontractors while maintaining control of Subcontractor procedures and ethics during construction; evaluating milestone assumptions and conclusions; resolving design problems; evaluating and implementing change orders.
- Approves construction projects by conducting inspections at critical phases; obtaining approvals from owners.
- Maintains safe, secure, and healthy work environment by following and enforcing standards and procedures; complying with legal regulations. (i.e maintains OSHA, CPR and equipment certifications)
- Updates job knowledge by tracking and understanding emerging construction practices and standards; participating in or requesting additional educational opportunities; reading professional publications; maintaining personal networks; participating in professional organizations.

Construction Superintendent

The superintendent is responsible for managing all day to day aspects of their assigned project(s) from the beginning through Certificate of Completion. Including, coordinate all construction activities with subcontractors; ensuring work is completed within quality and timeframe expectations.

Essential Duties & Responsibilities
- Plans weekly project activities and provides direction to the subcontractors on the work to be performed with direction from Project Manager.
- Drive the project construction and manage scheduling program updates.
- Conduct daily walkthroughs to ensure building construction is in compliance with the plans and specifications.
- Conduct weekly safety and planning meetings with subcontractors. Identify subcontractor noncompliance with safety, health, and environmental quality standards.
- Coordinates and manages the scheduling of subcontractor work and materials deliveries.
- Monitors the quality and progress of all construction work and provides updates to the Project Manager.
- Identifies and informs the Project Manager of the need for change orders when they occur.
- Verify all necessary inspections have occurred and been approved through the building process.
- Manage the completion of all Punch Lists.
- Participates in project evaluation sessions and uses the information on future projects.
- All other responsibilities as assigned.

- Candidate must have a good safety record. OSHA Card or certificate a plus.
- Must have good communications skills.
