Construction Manager Job Purpose: Completes construction projects by planning, organizing, and controlling projects; completing quality inspections; supervising Subcontractors and staff.

Construction Manager Job Duties:

  • Accomplishes construction human resource objectives by selecting, orienting, training, assigning, scheduling, motivating, coaching, counseling, disciplining employees and vendors; communicating job expectations; planning, monitoring, appraising job contributions; recommending compensation actions; adhering to policies and procedures.
  • Manages Subcontractors by locating, evaluating, and selecting Subcontractors; monitoring and controlling performance. Meets operational standards by contributing construction information to strategic plans and reviews; implementing production, productivity, quality, and customer- service standards; resolving problems; identifying construction management system improvements.
  • Meets construction budget by monitoring project expenditures; identifying variances; implementing corrective actions; providing non-project annual operating and capital budget information and alerts the project manager or officer in charge of any budget or issues that need be a change order to the owner.
  • Accomplishes construction project results by defining project purpose and scope; calculating resources required; maintaining proper daily safety and construction logs; establishing standards and protocols; allocating resources; scheduling and coordinating staff and Subcontractors while maintaining control of Subcontractor procedures and ethics during construction; evaluating milestone assumptions and conclusions; resolving design problems; evaluating and implementing change orders.
  • Approves construction projects by conducting inspections at critical phases; obtaining approvals from owners.

Construction Quality Control Specialist

Summary:

The QCM is responsible for the quality control of the project. Responsibilities include but are not limited to inspection staff and third-party QA and QC teams. CQC is also responsible for assuring Subcontractor QC teams comply with all Contract Documents, scheduling and preparation of QA/QC materials, conducting pre-con/pre task meetings, inspection planning and reporting, and complete implementation and conformance with Site Specific Quality Plans. The QCM is also responsible for managing the project QC team’s resources for superior execution of the project.

Essential Duties & Responsibilities

  • Chair and document weekly meetings with the Owners’ Representatives and Superintendent.
  • Utilizing US Army Corps of Engineers program, provide written Daily QC Reports reinforcing activities in construction and assuring conformance with each specific project’s established standard.
  • Create, update and maintain the submittal register, transmittals and submittals, RFIs, and all other project-specific quality control reports.
  • Review shop drawings and submittals for conformance with contract documentation.
  • Conduct preparatory, initial and follow-up meetings to establish an understanding of the standards of care desired for each definable feature of work. Confirm special inspection report forms are being used and signed off prior to the placement of concrete, steel and other similar items of work.
  • Verify and document that all materials received for the project are in conformance with the approved submittal, Buy American Act and other pertinent contract documents.
  • Understand and coordinate project schedule requirements.
  • Conduct periodic follow-up inspections to verify that work is proceeding with the contract documents and the approved submittals.
  • Document Contractor QC Inspections, Government Pre-final, and Government Final inspections to include back-checked punch lists with signed acceptance of compliance.
  • Manages the quality control staff and all specialty subcontractor inspection entities to ensure all disciplines are in compliance with applicable owner/architect and contract specifications, codes, regulations and requirements.
  • Function as the primary point of contact and liaison with the Contract Administrator for all quality control related issues.
  • Implements and/or manages the keeping of all quality control records and ensures that required reporting is accomplished.
  • Develops and maintains Non-Conformance Log and works with Superintendent, foremen and subcontractors to ensure timely corrective actions properly correct the deficiency.
  • Assists Site Safety and Health Officer to implement and aggressively enforce safety program and practices to create a safe and healthy work environment.

  • Current Certification in US Army Corps of Engineers Contractor Quality Management course.
  • OSHA 30-Hr Construction Safety certification.

Essential Duties & Responsibilities

  • Plans weekly project activities and provides direction to the subcontractors on the work to be performed with direction from Project Manager.
  • Drive the project construction and manage scheduling program updates.
  • Conduct daily walkthroughs to ensure building construction is in compliance with the plans and specifications.
  • Conduct weekly safety and planning meetings with subcontractors. Identify subcontractor noncompliance with safety, health, and environmental quality standards.
  • Coordinates and manages the scheduling of subcontractor work and materials deliveries.
  • Monitors the quality and progress of all construction work and provides updates to the Project Manager.
  • Identifies and informs the Project Manager of the need for change orders when they occur.
  • Verify all necessary inspections have occurred and been approved through the building process.
  • Manage the completion of all Punch Lists.
  • Participates in project evaluation sessions and uses the information on future projects.
  • All other responsibilities as assigned.

  • Candidate must have a good safety record. OSHA Card or certificate a plus.
